The ambiance is great. The staff is very friendly and accommodating. Not far from the sr143 and 153 as well as the 202 and the I 10 freeway. Very close to downtown Tempe and downtown Phoenix. It's a mid to large size complex but it has the small apartment complex feel. Most definitely worth a look if you're looking for a complex in close proximity to Phoenix, Tempe, Mesa, or Scottsdale!!!

Every apartment community has its challenges. Problems will come up. That is part of renting. What matters most is how those problems are handled. Having Jeff and Jennifer on site has been a positive experience. Jeff is responsive and thoughtful. Every time I have emailed him, his replies show that he truly read what I wrote and gave clear, careful answers. He does not send generic responses. His logic and experience come through in his communication. That level of attention is rare, and I appreciate it. Jennifer is the heart of the front office. She has a warm and down to earth presence. She made me feel comfortable right away. She is professional, but also genuine. She’s real. As my leasing agent, she had my paperwork and contract ready, and she made the whole process seamless and stress free. I went from touring apartments to becoming a tenant much quicker than I expected. Together, their polarity works well as a team. Jeff brings structure through logic, clear responses, and follow through, while Jennifer brings balance and support through warmth, efficiency, and a smooth process. When issues came up, they helped me resolve them quickly. What could have been stressful became little more than moving dust. I would not want to stay here if they were not a part of the team. Because of their continued support, I feel confident that I made the right decision to move here.

Jeff, the manager is the ABSOLUTE BEST! He is a rockstar. The level of professionalism, kindness and overall just a good guy. I hope corporate reads this. He is a true gem that makes Grayson the top notch community that it is. All the other staff are fantastic. Maintenance is swift if there ever is a need which is very rare. The complex is kept nice, fresh and clean.

Grayson on the Rail has easily been my #1 apartment choice in Arizona. When I first moved here, I chose GOTR because of its unbeatable location—being so close to ASU and Downtown Phoenix made everything incredibly convenient. What truly made my experience stand out, though, was the management team. Jeff, who has been serving residents for over three years, was exceptional during my 1.5 years there. Along with Jennifer, they both go above and beyond to make residents feel seen, supported, and at home. That kind of genuine care is rare. The property itself is also very well maintained. The grounds are always clean, and any maintenance requests I had were handled quickly and efficiently, which made day-to-day living stress-free. I ended up leaving for what I thought would be a “better” apartment, but I quickly realized I had made a mistake—everything that glitters isn’t gold. Looking back, I truly wish I had stayed at Grayson on the Rail the entire time I lived in Phoenix. It wasn’t just an apartment, it felt like home.😊

Nice apartments! Staff in the leasing office are very friendly. Quick maintenance. 24/7 fitness and pool are very clean. There are also many grassy areas suitable for walking dogs!

I've been in and out of apartments much of my adult life and The Grayon on the Rail is easiily the best complex I've lived in. Its a great location, super close to the 51 and 202 freeway, the Phoenix Zoo, Botanical Gardens. I learned the units are five years old. They've been kept in very good condition. My washer and dryer are quiet, as is the dishwasher. I was very surprised when I moved into my unit that faces the freeway that it's SO QUIET. Even at rush hour. The complex as a whole is quiet. The people I've met here are nice and polite. The property is kept clean and tidy. They have a gym and nice office area with wifi, coffee, and a printer. And the management? That's the deal maker or breaker for me. I've lived in luxury high rise condos and when the management sucks, it makes a great view, nice amenities etc. far less enjoyable. Painful even. But Jeff, the manager, and Jennifer, the asst manager at Grayson on the Rail really have their acts together. Not only are they professional and kind, but their sincerity is genuine. You know what it's like when you talk to aparment management or leasing agents who sound like most everything they say is a memorized placation. I've not met a single employee here who has that attitude. The price is very fair for the location and quality, too. I'm in a 2-bedroom unit. They also have one-bedrooms and studios. I believe there are about 200+ units, most of them studios. My life is pulling me to live in a different location for awhile, but sould the opportunity arrise in the future for me to live on this side of town again, this is the first place I'll look for my new home.

I have been here about 2.5 years, and this might be the best apartment complex I have ever lived in. They are well insulated and SILENT when you are inside.I barely even hear my washer or dryer in a studio apartment. The layout of said studio is incredibly well thought out, and I am able to have a bedroom space, a living room space, and pantry space plus a kitchen island I bought and added, and it does not feel cramped at all. In all my time, I have never needed to have a maintenance request, it is just that well built and maintained. THe leasing staff are truly great people, they always know what is going on, and they host great events.As far as location, you ate minutes away from downtown Tempe, Papago Park and the Zoo/Botanical Gardens, the airport, and just down the highway from downtown Phoenix. You can beat it.

I am honestly beyond impressed with your leasing consultant Jennifer Humann, she was not only attentive and knowledgeable but you can tell she genuinely cares for the people involved this community! Having agents that are so resourceful make it any easy decision to want to proceed with moving here, your team is lucky to have her!

I just want to give a special shoutout to Jennifer who made my move in process very easy and painless she was very understanding and caring about my situation despite the fall backs I had but she helped out anyway she can and she even managed to give me another unit at a more affordable price and made reasonable accommodations to my ability I’m already liking this property due to the fact it’s so close to everything including the airport, downtown and my job as well as having valid transportation like the metro rail and my unit was also clean despite minor issues maintenance was on top of it I’m looking forward to making this my home for years to come.
